CHAPTER 5 The Power of Home Staging
First impressions are key. Think about walking into a home that is cluttered, has personal photos, consists of furniture that doesn't fit the space, feels small, or doesn't flow. What is your first impression? Your attention focuses fully on the current owners and how they live. At this point, you are immediately distracted from the reason you are there and the property itself. Once you move past and begin looking at the living room, kitchen, and the rest of the home, you have lost the vision of yourself living there. You never feel warm, comfortable, welcome. It is difficult to picture your own furniture and decor in the home. Unless you enter a part of the house that really reaches out to you, there is a chance you will never experience that this-is-the-perfect-home- for-you excitement. Home staging can turn that first impression into a can't-live-without-it home! Staging presents your property in a way that features its leading assets and showcases its most desirable features. The elements that make your home and property stand out from the competition. Many realtors don't take home staging into account or the importance of it. Some may dispute that a home will sell at a higher price and faster due to staging, but not only my 10 years of experience selling properties, but also the research, has proven its considerable impact. Studies done by the National Association of Realtors can be found at the end of this chapter. I will explain how optimizing your home, staging can make your property stand out from the competition, sell faster, and sell for top dollar.
