The porch should be clutter-free and inviting. Small furniture that compliments and fits the space is a welcoming touch. This can determine if the buyer has any desire to look further. I would like to comment on the statement regarding "We buy ugly houses". These companies seek the ugliest, worst condition properties because they are looking to pay the least amount as possible. Properties without curb appeal give off the impression it is not well maintained and needs work. This is a red flag. It is probably selling for less than any other house in the neighborhood. This is the ideal opportunity for investors and buyers to offer less than top price. "Get a deal". When dealing with such a significant financial transaction such as selling a home, you do not want to settle for a lower selling price or a longer marketing period than you have to. As the buyers enter the home, the first impression, once again, is priceless. A wow factor must be created! The buyers must experience an at-home feeling, warm and comfortable. A place they never want to leave. This can be achieved with warm, soft colors; inviting, comfortable furniture that fits the space avoiding overwhelming the room. Small, floating furniture create an open and flowing space. It also keeps paths open for buyers to walk through and feel a part of the room. Show as much floor as possible. Covering too much of the floor makes a room feel cluttered and small. The goal of utilizing the precise furniture in a specific room is to provide a visual image and use for each space.
