Bring in the outdoors by opening window coverings. Be sure the window coverings are clean, dust and wrinkle free. Aroma is monumental! The first scent encountered can literally make or break a deal. If a house smells dreadful, it can have a definite negative effect. If a home's bouquet is fragrant, it will have a definite positive effect. Eliminate any pungent odors especially pet odors; however, be aware of potential allergies. You want to be sure it is not a potent smell or a smell that can trigger allergic reactions. I recommend the aroma of comfort food, especially baked goods. Avoid a burnt cookie smell though. Vanilla, cookies, fresh outdoor scents are safe, and nonaggressive. The most common source is candles. I personally prefer essential oils and plug-ins. No matter which source of fragrance you use, keep the property safe and avoid any potential fire hazards. The most important spaces in a home are the entry, great or living room, kitchen, bathrooms, and master bedroom. When staging a kitchen, replacing all the appliances is an update with a positive impact; however, if that is not an option, cleaning them all well is crucial. Decluttering all the cupboards, pantry, and countertops opens up the amount of storage and counter space. Remove small appliances and cutting boards. Replace them with small delicate staging decor that compliment the space. Make sure the sinks, faucet, and under the sink are clean and odor free. Cleaning the sink with a lemon and putting the rind along with some ice down the garbage disposal, can help eliminate any lingering odor.
