By identifying and highlighting your home’s most desirable features, you can attract serious buyers and reduce the time spent showing your home to people who aren’t genuinely interested. You must take the time to uncover your home’s most attractive and unique features and improve them to their highest potential. Compare your house with others in the neighborhood to see what makes yours stand out. Work with that.

A CONTINUED LOOK AT THE 80/20 R T THE 80/20 RULE

An out-of-town buyer, with no clear criteria or specific requirements, contacted a real estate agent to tour homes for sale in the area. The agent spent the day driving him from one property to the next, hoping something would resonate. At each stop, however, the buyer showed a pattern: he expressed mild interest but insisted on making offers that were 10% to 20% below the asking price—and refused to negotiate beyond that. As the day went on, it became clear that without defined priorities or realistic expectations, the chances of finding a suitable home were quickly diminishing. As the sun began to set, the agent and her client made one final stop—a house that, at first glance, seemed unlikely to impress. The exterior was noticeably dated, and the yard appeared neglected, lacking the curb appeal most buyers hope for. It was the last in a long line of homes they had toured that day, many of which shared roughly 80% of the same features: similar layouts, finishes, and amenities. Despite this, the moment the buyer stepped inside, something clicked. Whether it was the feel of the space, the layout, or an intangible sense of comfort, he immediately saw its potential—and without hesitation, decided to offer the full asking price.
