STAGED VS. NON-STAGED (CASE STUDY & REPORT)

I wanted to give you the most convincing proof possible. Many people are surprised to learn that something as simple as staging can significantly impact a home's final sale price. In fact, staged homes often sell for more—and faster—than similar properties that haven’t been staged. In my research, I searched for examples of similar homes selling for different prices where only one was staged. The clearest case I found involved two townhomes just a few doors apart: • Townhome A, sold on August 26. • Townhome B, (5 doors down) sold on July 26, for 40,000 dollars less. This development had 200 equivalent townhouses. Every single townhome in the neighborhood had three stories, three bedrooms and three bathrooms. They also had the same floor plan, the same kitchen plan, and the same cabinets. Every important detail of these townhouses were identical. I studied every aspect of these sales to find what made the difference. Two key factors contributed to Townhome A selling for $40,000 more: • It was professionally staged, and • The real estate agent used high-quality photos that captured the home’s best features.
