Sun Room was on my list of things to do so we did take on the expense to replace the floors to show the house in the best possible way while keeping the cost to a minimum. The carpet in the upstairs was in good condition, slightly worn in places, so we decided to have the carpet cleaned and not replaced to save on expenses. Once we were finally there, in preparation for the photography session, Ms. Smart had suggestions for the staging of the house to look its best and she brought some accessories to improve the look of the home. Ms. Smart also said it was important for the home to look like the pictures when people came to look at the home. When the home was scheduled for a viewing, we would have to make sure the house looked like the pictures they saw. That meant the blinds were all open to let in as much natural light as possible and turning on as many of the interior lights to show the brightness of the home and the spaciousness. With everything complete, we met with Ms. Smart to determine the selling price of the house and begin the process of looking for another home. She also advised that it was important that we not overprice the home, as a home that is on the market for an extended period, could be viewed by potential buyers as having problems. Ms. Smart advertised the home through various real estate and social media sources. The bottom line is that after two viewings and two days on the market we had an offer on our home for an amount higher than the listed price. None of this would have been possible without our working together to a final outcome of selling our home.
