Elysia Allen - THE HOME BUYERS GUIDE

ceiling or apply fresh coats of paint to cover mold. While you are viewing the house, see the immediate aesthetics of the interior décor but observe more than that. Focus on what you will get when the lighting, furniture and interior décor are gone.

HEART AND HEAD

Properly evaluating a property should be more a matter of logic than emotion. Emotions will affect your ability to calmly view the property and dispassionately negotiate for it. You want to be objective and steady, not excitable and impulsive.

VIEW MULTIPLE TIMES LE TIMES

If you have found a likely prospect that strongly interests you, view it multiple times. Doing so allows you to develop a better understanding of the neighbourhood at various times of the day and night: activity, traffic, parking, natural light, and sound.

CONSIDER THE OVERALL CONTEXT

When viewing, don’t just consider a property on its own; view it in the context of its location. What’s the neighbourhood like? Is the property adjacent to a busy thoroughfare? Is there a pub or restaurant close by that may get a little noisy at night? How close are you to schools, public transit, parks, grocery stores, libraries or a hospital? These are important questions to consider when viewing properties.

LET YOUR AGENT DO THE J O THE JOB

Let your Realtor® do the job. If you come across a property that interests you, but your agent has not told you about it, it might not meet all your criteria. If you think you want to view it, give your agent the address. Your agent can then arrange a proper viewing of the property for you. 32
