Sellers may often be presented with several offers at the same time. They will make their decision based on the best offer. You, as a buyer, will not know. The best way to protect yourself from multiple offers is to make your offer better than the others. Receiving a preapproval for the mortgage is a good start to becoming the seller’s top choice. Carefully review the conditions list. The fewer clauses you have there, the more attractive your offer may appear to the seller. Home inspection, however, is essential and should be highly recommended by your real estate professional. To do the unthinkable and waive the inspection means the seller won’t be liable for any uncovered issues with the house, and you will have to pay for all repairs.
