Once we receive the clear to close, the file is prepared for final closing and the loan documents are issued to escrow. We are a table funding lender, which means the funds will be provided immediately upon the signed loan documents being uploaded by escrow and funds requested. Simple, and done.

The key with everything we have gone through in this chapter is to be responsive, to be fast, and to stay on top of the files. A great lender needs to check on every file a minimum of once a day to ensure everything is pushed through quickly. The point is to get approved and close on time. A lender who works aggressively — like I do — gets the job done even on a difficult loan program. I'm not just "the loan officer", I am your partner. We work the transaction and the buyer together to make for a smooth process and ultimately a happy buyer who will refer their friends and family. I am always "looking out for your best interest."
