Darren: New agents are just seeing us on camera, but they're not seeing the 80 hours a week that we're putting in here. It's seven days a week, it's day in and day out, and we just don't stop. So the videos are a little tiny thing of our day that we do, where we get to laugh and have fun for half an hour, two hours, three hours, and sometimes four hours. But we have fun doing it, and we laugh….

Stand out from the crowd:

Darren: We're all competing for the same buyers. So when you're scrolling MLS or realtor.com or whatever the case may be, you've got thousands of houses to choose from. [With] video, people are going to watch that video, people are going to get attracted to that. We have a captive audience for two to three minutes just to grab their attention and show why this home is the best home for them. Our showings are significantly higher with videos than without videos. We're also setting records in every single neighborhood that we go into. The exact same model home makes it easy to compare prices, [this is how] we know we're setting records in every neighborhood. We know our marketing is working. We're attracting the right people to our homes, and that's been consistent.

Don’t underestimate the impact on the seller:

Kat: Who doesn't want to have their house highlighted in such a way? [Sellers are] proud of it. The combination of us highlighting their home, their sanctuary, is always a very proud moment for them. When generating the showings, we prepare all our sellers for when the video drops on the marketing pages. We tell them they essentially have to get out of their house for a solid four days because the showings are going to be back to back to back. We prepare them, and they're blown away. 99% of the time, they think they understand, but once we set showings and the agents are coming through there, I think it's a pleasant experience . Darren: Actually, believe it or not, we've had one client that has cried and didn't want to sell her home afterward. [The video helped her] fall back in love with her home.
