This is an opportunity for you to spend a couple of hours in the house, with a house inspection expert, and see its features and condition up close. Ask questions. Get to know your house. The second most common mistake is to go to the inspection and be too afraid to ask questions about what you see. Some things that are common knowledge to the inspector might be new to you. Ask. Don’t be intimidated about asking for an explanation if you don’t understand what’s going on. Ask those maintenance questions. All house inspection conditions apply to new construction, as well. Newly built houses can also have issues. Buying a house will likely be the biggest purchase in your life, and this isn’t the time to gamble with such a large amount of money at stake.
WHAT TO DO AFTER THE INS O AFTER THE INSPECTION
After receiving an inspection report, there are two possible outcomes about how the situation may develop. In the best-case scenario, everything is fine, the house is in exemplary condition, and no further work is required. You’re good to go with other paperwork. A more typical scenario is that the house requires minor repairs. A home inspector is bound to find at least some small items that need attention. No house is perfect. If the defect is significant, this may involve negotiations that the repair be done prior to closing, or some price concession for your expense to make repairs. The worst-case scenario is that the house needs major investment not contemplated in the offer — for example, the roof has
