JOSEPH SCROFANI JD - SELLING SECRETS YOU CAN'T AFFORD TO MISS

sets, and hot tubs • Prepaid taxes or closing costs • A year of landscaping, pool cleaning, or maid service The decision-making process is relatively simple if you consider what items you are willing to part with, how often you use movable items, and the cost of replacement. You can offer many other kinds of incentives. A buyer may request an incentive in the transaction. It’s all part of the negotiation.

Buyer requests or seller incentives may include:

• Reduction of the asking price • Seller-paid points • Could you help with the down payment? • Could you help with closing costs? • Offering to close in a short time • Offering or transferring a home warranty • Prepaid property taxes for one year • Payment of HOA fees or landscaping and pool maintenance • Offering a mortgage buy-down

If you get creative, the list is extensive, so discuss each of these with your listing agent before agreeing to a buyer. NOTE: Agency laws may restrict the real estate agent. Lender limits on buyer credits must also be appropriately disclosed, so be sure to stay within the laws' limits.
