Let's be perfectly clear about something. Offers of compensation have never been required. You are not obligated to help a buyer with closing costs, repairs, loan buy-downs, home warranties, or even commissions.
These items have always been up to you to provide or deny.
Commissions have always been transparent to the public. What do I mean by that? The agent always knew prior to showing the home whether they were being compensated by the home seller. If they were, they also knew how much. Once they had this information, they could then inform the buyer if or how much additional funds they would need to bring to closing to pay their agent.
