Some buyer loans do not allow the buyer to actually pay their agent. Other factors can also limit how much they can pay them. All of this can affect whether they can even make an offer on your home! Personally, I have seen buyers instruct me to remove homes from their search that do not offer compensation to the buyer's agent. I cannot emphasize enough that you aren't required, nor have you ever been required, to offer compensation. However, you need to be aware that you will limit the pool of buyers who can see your home. It is simply unrealistic to think otherwise. Lastly, ask yourself this question: Am I looking to sell the home fast or slow? Offering or not offering compensation may affect your timeline, one way or the other.
