peopl e fin d it hard to believe that the simple act of staging helps one home sell for more than another, similar home. In my research, I looked for examples of similar houses being sold fo r diff ering amounts of money where only one of the two houses was staged. Th e clearest example I coul d fin d was in the case of these two listings. Th is development has about 100 equivalent townhomes. Most of the units are free-standing townhomes in this complex, and have two stories with 2 bedrooms and 2 bathroom s. Th e units we compared both have the same square footage an d fl oor plan. I looked for two sales there and found these: • 1380 Capitol Dr unit 303 - sold on January 23 • 1380 Capitol Dr unit 308 – (5 doors down) sold on February 11 for $35,000 dollars more I’ve visited this neighborhood and am familiar with these properties. You could no t fin d a better example of two identical properties that sold fo r diff erent prices. Th e details show that these two townhomes are identical in every substantial way: • Th e lots the units are located are identical as far as the desirability of location. • Both units had the same kitchen plan with the same type of cabinets, countertops, an d fl oor. • Both units have the sam e fl oor plans and square footage, same number of bedrooms and bathrooms.
