Hiring a Realtor from Highest-Price Suggestion
Choosing a real estate agent simply because they suggested a higher list price for your home than other agents is not in your best interest, and probably one of the biggest red flags and worst things you can do as a home seller. A good Realtor will know more about the market for your home than you do. Pick an agent who can provide you with real numbers and solid marketing plans. The person you choose to sell your home should be knowledgeable in the local area, trustworthy, honest, and quick to answer any questions or concerns regarding the entire selling process. An agent that promises to list and sell your property overpriced more than what the average market data or comparables is indicating is a major red flag and concern. That agent assumes that they can take an overpriced listing now just so you will sign a contract today, only to start beating you up on the price week after week after week, all while knowing that it will never sell and simply sit on the market for days on end...As a Seller is the what you really would want?...Of course not!...If an Agent is afraid to tell you the truth and be upfront and honest with you or lacks the courage to stand up to you and tells you what you want to hear, as opposed to what you need to hear is a major concern! How strong could you possibly think they will be when it comes to defending you and the price that you originally set for your home? They will force you to drop the price after sitting on the market for days on end and will give up your equity in a heartbeat when they finally do receive an offer to negotiate just to get a deal done. As a licensed professional, we have an ethical duty and an obligation to disclose any and all information to a client, and advise them on what will be in their best interest to successfully get their property sold for the most amount of money, in the least amount of time. "The market is the market." There is no making
