The fair price of your house may take some things for granted, like the condition of your property. Fixing up your house—even minor repairs and small improvements—can go a long way for potential buyers, and if you go above and beyond, your selling price can reflect it. Regardless of the type of property you’re selling, there’s almost always an outside chance that someone will be willing to pay your asking price (or even more) if it came with just one additional feature. The trick is simply to figure out what extra feature would appeal to potential buyers. Some ideas include adding space and light, converting an extra room into a home office, boosting curb appeal, tricking out the bathroom, or color-coordinating the appliances in the kitchen.

While this may seem to be the easiest thing to do, since it requires little thought or mental energy, and you can just get the sale “over with,” it’s the LAST thing you want. In many cases, it will allow sales to come sooner rather than later, but it’s also a way that you can shortchange yourself—sometimes by thousands of dollars—before you’ve exhausted your other options. Just because you lower the number doesn’t mean it’s in your best interest to do so. Instead, with the help of a good real estate agent, focus on getting your buyers to see the value of your home, and you’ll be more likely to sell your house for your asking price, or even higher.
