In this day and age, it’s imperative that the agent has an online presence. This includes both a personal website and multiple social media accounts, including Instagram, Facebook, Twitter, YouTube, and LinkedIn. Obviously, the right agent will know all about the housing market. They should be able to rattle off statistics and easily explain their approach to marketing, including details of personalized marketing plans. A lot of this comes from experience, which is another reason you might want to stay away from agents who are newer to the business. In addition, agents should have connections with people in related professions. Does the agent know good contractors, attorneys, brokers, etc.? The more solid references they can give, the more smoothly transactions tend to go. Lastly, as I mentioned in a previous chapter, a good agent must be great at solving problems. The process of selling a home is complicated, so you need someone who can handle whatever issues might come up, from marketing to finances to legal intricacies and more.

As I’ve said, you don’t want to hire an agent solely because he or she is a friend or relative, or is somehow connected to a friend or relative, but that doesn’t mean you should ignore recommendations. Feel free to ask around; just make sure you get specific reasons why the agent is great—has the person giving the recommendation personally used the agent? What was that experience like?
