CHAPTER 27 What to Ask, What to Avoid, and How to Hire an Agent
Once you’ve done your research and narrowed down your prospects, it’s time to ask some questions. I’ve listed a bunch below, but if you have other questions, go ahead and ask those, too. And don’t be afraid to get into the details! • As I’ve said already, one of the first things to ask for is recent clients’ contact information. When you talk to the clients, ask about their list price versus their sale price, plus the amount of money they ended up with when all was said and done. You should also find out what the agent was like to work with. Did they respond quickly and knowledgeably to questions and concerns? Did they market well and show the house frequently? How was the negotiation process? Did the sellers feel well-represented and that the agent had their back? • Ask the agent how long they’ve been an agent and about their list-price-to-sales-price ratio. Not only should they know this, but they should have a good record of selling homes for close to list price. • Find out what kind of homes the agent has sold in the past and how long they spent on the market. Ideally, the agent will have sold homes similar to yours before their listings expired.
