In order to hire a real estate agent to sell your home, you’ll have to sign a few forms. These include the Agency Disclosure, the Listing Agreement, and the Seller Disclosures. The agent should give you these documents a day before you need to sign them so you’ll have time to look them over. In addition to these forms, your agent should also give you a list of recommended vendors. These include title companies, home inspectors, and mortgage brokers. Having all these important experts a phone call away—without needing to do your own research—definitely saves you time! One thing to note is the word “affiliated.” If you see it, ask your agent, because it’s possible this might mean there are added costs involved. As far as fees go, agent typically charge between one and four percent, but don’t forget that all fees are negotiable! The last thing to check is what happens if you change your mind after you sign the paperwork. Is there a set policy? Penalties? Chances are if you’ve done the research and trust your gut, you won’t change your mind, but it’s always good to know all your options just in case.
