Carrie Thompson - HOME-SELLING SECRETS FROM A TOP AGENT

CHAPTER 13 The Great Outdoors

CASE STUDY #10

It took me 71 days to sell my clients’ home for 99.6% of the asking price. The previous Realtor® had tried to sell it for five months without success. Sometimes buyers get so focused on updating the inside of their house that they neglect the outside. That’s a big mistake! If your home doesn’t have good curb appeal, there’s a chance buyers will walk away before they even go inside.

FRONT ENTRANCE

I’d love for you to do a little exercise. Go out your front door and walk just a little bit down the street until you can’t see the door. Take a deep breath and imagine you’re seeing the house for the first time. Go ahead and walk back home; try to focus on your initial reaction when you see the front door. How does it make you feel? Is it welcoming? Dingy? Beat up? Easily breached? Chances are, whatever you felt is what potential buyers will feel. The front door is an integral part of the buyer’s first impression. So how can you make your front door the best front door possible? There are several elements to think about: • Replace the deadbolt and knob. These should be both aesthetically pleasing and solid. Buyers want to feel safe, and if these elements feel weak, buyers may not feel comfortable in the home. • If the front door is damaged and can’t be fixed, replace it. 47
