In the last chapter, I talked about how bad curb appeal can keep people from walking into the house. Well, bad pictures can keep people from even approaching the front door. The vast majority of buyers—a whopping 95%—turn to the internet as their first step towards buying a home. A picture’s worth a thousand words, and you want the photos of your home to say “Buy me!” Your photos offer a virtual tour for potential buyers. That means the pictures should show a property that’s as neat, clean, and bright as it will be when they come see your place in person. If there’s any kind of messiness or if the photos make your place look darker or smaller than it is, you very well might turn off buyers. The goal is to give people an idea of what your home looks like AND make them want to come see it in person. When it comes to photos, it’s another place to use that 80/20 rule—be sure to highlight the unique features of your home!

I mentioned making things neat, clean, and bright, but there are some specific things to consider for the photographs: • Make sure there are no pets or pet products in the pictures. You don’t want people worrying the house will smell like animals. • Accessorize (but don’t overdo it). Add some colorful pillows or flowers to draw in people’s attention. • Pretend you’re prepping for a cameo on a design show. However you’d want your home to look on TV is how it should look in the photos. • Bring in a stager to get your home looking its best (or refer back to previous chapters to do it yourself).
