Just like the inside, you want the outside of your home to look its best in the photos. That’s why you’ve got to make sure your landscaping’s looking good. Mow the lawn, pull the weeds, trim the hedges, and add plants, flowers, outdoor furniture, and maybe even a nice water feature. Of course, everything should be clean, so wash the windows, clean out the gutters, clear off the driveway and walkways, and consider power washing if things look a bit dingy. Like the inside, it’s important to do some accessorizing, such as adding colorful pillows to chairs or porch swings, getting nice pots for plants, or setting the table in an outside eating area. You want buyers to see themselves in the place, so don’t just show the front of the house, tell the story of it. Make potential buyers see themselves relaxing there or having fun. If you’re feeling a little lost, keep in mind that stagers can help with exteriors, too. Just to hammer home the importance of great pictures (and a real estate agent who knows what they’re doing), I want to share an example: Amanda’s house was on the market for six months with her first agent. The agent tried to sell the home, but just couldn’t get anywhere. Frustrated, Amanda let that agent go and hired someone else instead. The first thing her new agent did was take better pictures of Amanda’s house. The second thing she did was raise the asking price by 8.7%. Yes, I said raised by 8.7%. Within a month, Amanda’s home sold at its new asking price! I’ve seen similar stories happen so often that I have absolutely no doubt about the power of great pictures. Not only will they sell your home faster, they’ll often get you more—sometimes significantly more—than your original asking price!
