This is why you need a good agent who’s both knowledgeable about potential issues and creative when it comes to solving problems.
STEP 2: IMPROVE THE SHOWING CONDITION OF THE HOME
I’ve already talked about staging a fair amount, but I’m bringing it up again here because it’s that important. A staged home can net 10-15% more money; even when a home’s not technically staged, just in good showing condition, it can get up to 10% over the average listing. That’s because potential buyers love seeing a home that needs little to no work. Being able to see themselves living in the home without having to do much (if anything at all!) takes away stress and creates excitement, making them a lot more likely to make an offer near, at, or even above listing price.
STEP 3: STRENGTHEN THE MARKETING PLAN.
Homes need to be marketed right, or they’re just not going to sell—at least not quickly or for what they’re worth. This includes great pictures, better descriptions, and a variety of creative marketing opportunities. Step three involves doing a detailed marketing analysis to look for missed opportunities, then creating a customized marketing plan that fits your home and is sure to catch the attention of your ideal buyers. All three of these steps involve getting back to basics in order to finally get the sale. One of the best examples of how this strategy can help is the story of famous football coach Vince Lombardi. He joined the Green Bay Packers when they were on a major losing streak.
