Signing contracts is just one part of the process a FSBO has to deal with. Other parts include appraisals, home inspections, title work, loans, financing, negotiating, and more. On average, an agent takes 189-213 steps to sell a home. The number varies with each property, but I can tell you from experience that there are a lot of things that have to get done, and they really do take a lot of time. And that’s coming from someone who’s an expert, so imagine how long it takes someone who’s just learning the ropes!

Problems come up all the time during the real estate sales process. Agents have experience dealing with all kinds of issues, which means that they’re great at dealing with whatever comes up, including solutions FSBOs just wouldn’t know about simply because they aren’t experts on the ins and outs of real estate. For example, a seller put her home on the market, got a full-price offer, and signed a contract. From there, the buyer started applying for a loan. Unfortunately, the buyer couldn’t secure financing and had to cancel the contract. The home went back on the market and took another five months to sell. This means the seller had to pay all the carrying costs, as well as taking care of the property for that time. When the seller told a real estate agent the whole story, the agent realized that she could’ve easily helped the original buyer get financing, and the sale would’ve gone through as planned. If the seller had hired an agent in the first place, she could’ve ultimately saved herself a lot of time, stress, and money!
