Paul Cooke - SELLING AN INHERITED HOUSE

best to take photos after the home has been staged. When you are interviewing stagers for the job, make sure to check their per room rates. You can always have them only do certain rooms and you do the others. • Hire a photographer. Picasso or Paul? Professional or me? All you need do is see our family photos and you'll be convinced to hire a professional. That's why we have a pro take all our home photos. Maybe that has something to do with us selling homes 2-3% higher than the norm and in 25% of the time or average realtors.

PHOTOS OF THE OUTSIDE

Potential buyers want to see both the inside and the outside in any online listing or property website that you choose to use. If you’re going to show them, show them right!

Before taking pictures, take these important steps:

• Cut that grass. Just think if your lawn looks like a golf course fairway! OK, you get the idea, a manicured lawn sells! • Trim the hedges. You don't need to do sculpted hedges like Disney, but having them neatly trimmed can be just like a good haircut ... it makes you look like a million bucks. While shabby may be good for Mick Jagger's hair style, on hedges at your home it's not going to help you sell it for top dollar. • Colorful landscaping. Helps your home stand out and invite buyers to schedule showings. If you would like to provide a night photo for effect, consider adding some LED path lights.
