Paul Cooke - SELLING AN INHERITED HOUSE

• Give it a bath. Sometimes a home just needs a good bath. Pressure washing can resolve many of the issues of a long neglected home. But be careful, because it can also add some repairs prior to selling, especially if you don't know what you're doing. Besides it's some pretty physical labor so you may want to hire a pressure washing professional. We've got some great recommendations if you need them. Now you can take strategic photos from angles that really show off your home. Following the above tips should make this easier because you won’t be trying to keep the grass or bushes out of frame.

VIDEO TOUR

Being able to see a walk-through of a potential future home without having to leave their own house is a buyer’s dream. It just might be the motivation they need to further explore the purchase and sign the contract. How many entrances do you have to your home? Consider starting a separate video from each door and walking through the home to give the viewers multiple perspectives. The more you can give, the more value it can create, the more offers you will receive, the higher the price, and the more quickly you will sell. To take it up another notch, consider making it a guided tour by either having someone walk in front of the camera while explaining each room or by supplying a voice-over. If not you, there may be someone you know—such as your real estate agent—to do this. If you save a long-distance potential buyer the cost of a plane trip, you have already won in their eyes. 90
