The fourth component of improving your chances of selling involves home staging for effect. Home staging refers to preparing, rearranging, dressing up, and presenting the inside of your home to appear particularly inviting and attractive to any prospective buyer. This technique might not have been popular or prominent the last time you sold a home, but today, home staging is effective in any market and applies to all types of homes and situations. If you can stage your home well, you will attract more interest in your home and more offers. When staging your home, think of it as a set for a play, arranged in a specific way for a specific purpose — in this case, to earn you more for the sale of your home in as little time as possible. Certainly, staging takes time, effort, money, and dedication, but it’s an important part of the home-selling process. If you have a partnership with a qualified real estate agent, they can help advise and support you in this area. The payoff will be worth it. Staging as an Investment: First, you probably want to know what your initial cost might be. A home-staging expenditure might range from 1 to 3% of the listing (asking) price of a home. However, it could result in selling the house for 5 to 10% more. That would be a $6,000 investment on a $200,000 home sale, resulting in a potential increase of $20,000 in the sale price! So, don’t think of staging as a cost; think of it as an investment!
