CHAPTER 16 Challenges in Selling Your Home: What Are Your Options? There’s no place like home, so it’s never a simple decision to let go and move out. However, if you’re at the point where you need to move on, and financially, it’s smarter to let go, then you might consider trying to stop selling, or at least taking a breather, and find the best and most convenient solution. Start by finding an agent who specializes in reevaluating and repackaging homes. After you’ve suffered from a bad listing and endured poor performance from your initial agent, a real estate agent who specializes in these types of situations can be your ticket out. Generally, the price of the home and poor performance of the agent are the main reasons for a house lingering on the market to the point of expiration. Talk with your new agent and find out what other houses and homeowners offer for the same amount of money. Remember, not all real estate agents are the same. A different approach may very well bring a different, better result to your endeavors. If you’re comfortable with the idea, try to reduce the price a little and find better, more clever ways to market your property. Analyze the previous marketing plan and strategy. How many buyers looked at your house? What was the feedback they gave? Did the listing appear in both print and online formats? What home did the people who visited your house end up buying instead? 94
