Never underestimate the importance of a fantastic photograph! A wide variety of high-quality photos will play a major role in maximizing the appeal of your home; in capturing its uniqueness and special features; in enticing buyers; and in finally nailing the sale. An excellent photo representation provides a competitive edge over other sellers who don’t dedicate much effort showcasing their properties. You can show off all of the sweet spots of your home and build up the buyer’s perception of it by putting in extra effort and taking fantastic, top-quality pictures. Here are some tips to help get the ball rolling: Hire a Photographer: First, I urge you to hire a professional house photographer. While many sellers want to save money and take their own pictures, you should strongly consider letting a pro do the job for you. Sure, you can probably take decent pictures on your own, whether you have a traditional camera or have learned how to use a smartphone’s camera feature. But professional photographers can “see” your home from different angles and perspectives that you might not, and are trained to present the object of their photography in the best possible light (literally). They can advise you on how to stage your home to maximize appeal; if your budget allows, you can even hire a stager to rearrange your furniture or bring in rented pieces and accessories. Interior Pictures: Focus on the inside of your home first. Start by getting rid of clutter, putting away laundry, and setting aside outdated furniture. Then, remove personal belongings and take down family photos.
